It is a 1981 model but it is immaculately well kept. I don't know why I have talked to about 5 people and they have all said VA loans will go through but I have talked to one person that is questioning it so I wanted to ask here to see what people thought as well. Thanks for your feedback and info.

So I listed an estate manufactured home for someone and they had no knowledge of the property or anything in the properties history. I did a CMA and we agreed to list it at $195,000. From there we got multiple offers until we recieved the one we wanted. It was a conventional $100k down offer. When they did the title report the lender noticed that the first sale was land only which had him quesitoning whether or not the house had been moved multiple times. We had an engineer come and and sure enough the house "appears to have a broken marriage line". So the deal was terminated and we are back to square one. I have been told by multiple sources that cash or VA loan is the only option for the houses financing. Does anyone have more insight on this situation? Im in Washington state and we have an airforce base close to us so I am really hoping that is an option so we dont have to lower the price and go cash.

I live in Washington state. I am moving brokerages for business/money reasons. The brokerage I’m currently with just sent out their outrageous monthly invoice. It contains multiple fees and dues and that month I purchased open house signs (through the brokerage that goes through a different third party system) which amounted to 300 dollars (for 6 signs). My question is do I have to pay these fees and stuff that equal out to 800 dollars in order for them to release my license?? Any hello would be appreciated.

I am about to list a house and the seller is the executor of the estate and can’t find any documentation on the tie downs for the double wide which he is pretty sure is on a slab. I was wondering what other listing agents would do?

Would you hire someone to come and inspect and approve the tie downs are placed and pass inspection?

Or

Would you do ask the buyer to do that in their inspection period??

Okay, Could I use my HELOC to buy from the courthouse or would I have to buy from the actual market.
