@Joe Villeneuve Thank you for your answer Joe, I do feel that my question is quite broad.  There are several forecasts referring to a recession and maybe a drop in prices in real estate.  We are already witnessing a slowdown in sales of real estate that might lead later on a price drop.  Some of my investor friends advice me to wait a year until the prices drop.

Hi, but is the timing right? I’m looking for cash flow rental investment. Something that would require minimum fixing. A Rental that will satisfy the %1 rent rule and a %8-%10 cap rate.

Friends, I've been wanting to buy a rental investment in any of the following states: IL, IN, GA, MI but im getting cold feet. Everyone is telling me to wait for a correction.  Your thoughts please

Thanks Matt for the post.  So in that case, the best thing is to wait for a price drop so the numbers would make sense?

Hi Joe

I mean an average 2 bedroom goes for aprox 150k. It rents out for aprox 1.3k a month. Rent will pay for Mortgage, HOA, and Property tax. Should pocket $200 to $300. Ann Arbor is not as risking as an other city in MI and it will always be fast and easy to exit if i decide to sell

Hi

Does anyone here have a rental property in Ann Arbor, Michigan. I'm thinking of buying a 1 or 2 bedroom apartment there and renting it out to a student in UoM. What do you guys think? ROI should be good. Is it a good time to buy there? A specialist advised me to wait a bit because everyone is predicting a price drop. Any advice?

I live in Orange County Southern California, so this is an outside investment
