Thanks for the replies... I have secured private money for the rehab and purchase at a very good rate. Rehab is scheduled to start this week.

Long story short I am purchasing my first investment property this weekend on land contract. The sfh needs a lot of work with the terms I have set up I wont be able to put much money in it for a year when the home is paid off in full. I was wondering what the best way to get rehab money is in my situation. Oh yeah and i dont have much credit built up yet im still fairly young but am working on it. Also I am planning on rentingn the place for cashflow .

How about putting your money into RE? Its harder then just sending someone a check everymonth but can be a lot more profitable.

Brett farve will be a bust? What kind of stament is that? He cant be a bust he has already broken several records and is considerd by many to be in the top 5 qb's of all time. SO its impossible for him to be a bust. Will he strugle I think so. Bust no way

Whats your most creative deal you have put together? Ive heard of trading boats cars and things like that for RE.

Just wondering how many offers some of you made in your first 6 months of investing? My goal is to buy 4 SFH this year. Im very goal oriented and like to break things down but im not sure how many offers i would have to make?
