Hi BP,

When you are determining a potential investment property where there are more than 10 units, what % do you use for monthly expenses such as:

1. CapEx

2. Maintenance

3. Property management

I know these are variable by region and specific situation, but I'm trying to run the numbers on a potential property and they seem slightly different than what the seller is providing, plus CapEx isn't mentioned.

I've already accounted for taxes, insurance, water/sewer, landscaping, common area electric, but I'd also appreciate any insight as to whether there are other unforeseen expenses that I'm not accounting for. ]

Hi everyone, How you would start the discussion of seller finance for a property found on MLS when you are making an offer (I know, I know...using MLS not the best way to do this). Most things I’ve read have said that agents will discourage you from that (for fear of lost commission) but even then here are my questions: 1. How can you communicate with the seller to better understand their situation and customize terms when there is an agent in the middle? 2. How can you put the agents at ease that commissions will be paid out? 3. What would be your specific offer structure an offer on a property for 250,000 with seller financing? (Examples please) 4. Take the situation above and now how would you structure an offer if the seller wants to remain in one of the units? A lot of questions, I know....but this is the most amazing real estate resource around, filled with the biggest brains in the universe so I truly appreciate all of your wisdom. Hey folks,

Closing on a retail space at the end of September and have interest in renters who want the space for a two-three year rental commitment, but not until December...that means two months of vacancy in a hot downtown retail space. These renters seem reliable and long-term types, but I hate that the space sits empty in a downtown with little open retail space. My question is, should I: 

1. Accept the December start date and leave it at that?

2. Ask them to pay for some of October / November otherwise I can't do the deal?

3. Keep looking for a new renter and accept them in December if I can't fill it

How would you approach the renters and what would you say?

Hey everyone,

Would anyone be willing to share the steps that they go through when screening an investment property? Right now, I do a quick 1/2% rule and if still interested I'll use the BiggerPockets calculators to run the numbers. I look to Trulia for the potential rents to fill in the numbers. But I am also looking to see any other tips/tricks that the savvy investor uses as they are evaluating the property (e.g, rate of growth of the area, near metro lines, etc.) 

I'm looking for a consistent system and looking to hear your step by step methods for efficacy and efficiency
