A close colleague of mine runs a great little Ppty Mgmt company & does an excellent job. I don't know if he works that far out into CC County, but you can email him & ask (tell him I referred you):

There is a reputable property management group in the East Bay that pushes rents to market levels. The name of the company is SPM (Stephens Property Management).

Are your rentals apartments or single family homes? I know a few other managers that could assist you, depending on the size of the properties and location.

Thanks Joey - we have a SFR in Concord, 2/1 Condo in Downtown walnut creek, and a 2/2 condo in Moraga. We did see SPM but it looked like they had bad yelp reviews although most were from tenants (I know yelp can be hit or miss in terms of reality -- our current property manager has a great reviews on there so maybe we just hit a bad stretch with them). Thanks again!

Hi All BP'ers-

I have been one of the "lurkers" on the site for several months now.  This is an amazing resource and I feel so fortunate to have found it.

We own 3 rental properties in the San Fran east bay but now live out of state.  We have had a property manager that was ok until recently when we had them managing a move out and securing new tenants.  Long story short, they recommended 20% below market rent (he fought us on the price and we had to basically had to insist he list at our price), gave us a quote for 6K worth of work after initially telling us the unit looked "great" during the pre-move out inspection, and then had that work performed without our authorization after we told them we wanted additional bids because we didn't think that was a competitive price.   On a side note - it turns out they got over 2 dozen calls within the first couple days so we know our pricing was fair (thanks to BP we used a lot of the tools suggested here to verify - ie Rentometer, etc.)   After all that, the property manager then told us that he thought we were difficult.   Needless to say its been very trying the past couple weeks and we would like to find somebody else.   Curious if there are any recommendations from BP'ers in the east bay (our properties are in Moraga, Walnut Creek and Concord specifically)?

Thanks in advance for any thoughts or suggestions!

David
