I just thought it was nonsense, I see so many outdated homes around here... Old styling and wood paneling. No landscaping. I could "update" the looks add appliances and new cabinets... and definately get more than I paid, especially if I get it below market value to begin with.

Anyone have recomendations on how I can get started with only a couple thousand in cash and very good credit? I was planning on doing as r2d2 said and buying at a low price and relisting that same day, making minor repairs to the house and hopefully selling before the 1st mortgage payment is due. Worse comes to worse I lower the price and sell within a month or 2. putting repair items on the home Depot card, where I guesss you dont have to staret making payments for 6 monts. Anyone do anything similar? Or is a large amount of Cash absolutely necessary?

So you recomend waiting for these "motivated sellers" to dump off their properties and I get it at a good price? I dont have the cash right now to necessarily hold, i was going to "flip" to get some cash to build on.
