@Ben Firstenberg thanks for your input! I have seen that too. First timers are not as creative or do not know what options there are both in terms of financing and investment opportunities. Which makes sense for them to focus on what they do know; that the numbers need to work.

Hi BPers! I am trying to gauge investor's mindset when selecting a lender to work with. Would your only consideration be how competitive the rates are or would there be other factors that might persuade you to work with an alternative (this is assuming up to a 75 bps or 1% difference max)? Hi Paul, definitely a question for your cross-border tax advisor as with Canadians there are implications to double taxation. A lot of our Canadian clients have an LLC and an LP in the structure, but which one owns the property varies. Sometimes they have a Canadian C corp owning the last entity as well. Either way, expect to be advised to have a couple of layers in the ownership structure.

@Jonathan Farber confirming the responses mentioned above: for investor/non-owner occupied loans, a lender  can pay out a referral fee. We at Lendai (loans to foreign national investors) offer this for all partners referring business to us. Best of luck!
