KJ-I am also looking at Atlanta, but was wondering what your thoughts were on the restrictions in Atlanta? Ive been doing a lot of research. Atlanta seems to be one of the worst cities for vacation rentals based on city restrictions. Thoughts? I used to live in Atlanta, thus have a house there.

Can anyone give me an update on vacation rental laws in Atlanta? Are they in a gray zone? I saw somewhere that legally you have to get a hotel license and a business license....?

Looking to invest in Atlanta. Locals, what are your thoughts on the area near Mercedes benz Stadium and north of the Spelman College, etc??

Thanks for the feedback. I am out in Cali, and everything is expensive out here. So 300/rent is unheard of. I will have to think long and hard before moving forward with this one.

I am in contract on a multi family near St Jude. Its South of the 40 Interstate, and east of Danny Thomas Blvd. Its showing up as downtown in some areas and also showing up as winchester park on other maps. 

Just wanted to get feedback from locals about the neighborhood. Currently about half of the units are rented at around 300/month. At such a low rate, what kind of demographics do we get? Do we have people who can't pay on time? Am I going to be spending all my money evicting people? What kind of crime rate? Etc...Any thoughts/feedback would be appreciated!

As a seller, what risk do I have if i allow a person (assignor) to assign to someone else? More likely to have lawsuits, etc?

I have a seller that may be interested in selling. But he would like to minimize capital gains from his equity in the property. Anything we can do to help facilitate that. Perhaps have him finance, and thus not one lump sum? Any other ideas? Thanks ahead of time!
