Is it better to bankroll your project by taking out a loan or using personal funds or is it dependent on the amount you have liquid.

Hi, My name is Hamza I’m 19 and currently stationed in Okinawa japan. I’m interested in real estate I jus don’t know where to start. For now I’m strictly about educating myself before I invest any money. I would like to know should I start with flipping houses or wholesale, or rental properties. I would like to know the amount of money I should have to get started in each of the categories and where I could go for good information on getting started with each of the above listed categories.
