Hi,

As i am searching to buy my first property i cam across below property and need advice. it is listed for sale for $25,000 an per the agent, the ARV is115,000. and the rehab cost are around $55,000. the question is how do i find out about the correct ARV? there is similar property in same street and it was sold in 2015 for $69,000 which seems to be in better condition with some tenets, now after rehab how the ARV of this proparty could go to $115,000 as per agent? or it depend on the condition of the Rehab because the similar property may also need some rehab and that is why it sold for $69,000.

A total of 3294 sqft
Built in 1964
Brick, Solid roof.
Rents after rehab: 550-600/unit = 2200-2400/mo

ARV: $115,000.00 (Average of the 2 comps that have recently been fully rehabbed and sold)
Rehab Estimate: 55K
CASH PRICE: $25,000.

I will appreciate some advice.

Yes the market is hot right now, I wouldn't plan on finding any deals on the MLS even if you do have cash.

You can find deals by doing your own marketing for off market deals but that's a huge investment of time and money.  You could hookup with some local wholesalers but the good ones already have solid buyers who they know make fast decisions and close fast.

I pay cash for rentals and flips until I refi the rentals because it gives you leverage over other buyers using financing or wholesaling.  We tell people we can close in 2 weeks so we need to be able to do that.

It takes 6-8 weeks of rehab then another 6-8 weeks after listing for the banks to approve the buyers, underwriting, etc.

Paying cash vs financing is truly up to you, based on how much cash you have on hand as well as the price range of the property you are buying.  Since rates are so low, I say use your cash for the minimum down payment and the rehab costs. Hi everyone,

I trying to start house flipping business in Columbus Ohio, right now i am educating my self, I have few question and would be happy to get answers,

do i need to have a specific license to start flipping houses?

How is the current columbus flipping market is it worth it to work full time and invest on flipping house? 

How hard is to find good deals in current market?

Do you think it's better to use cash or get loan on properties and why?

Any one in the area that can help with finding good deals and guide?

What areas in columbus are good to buy the properties?

normally how long it takes to flip a house?
