Investment Info:

Small multi-family (2-4 units) private money loan investment in Buckeye.

They will be on a foundation- “stick-build”.

Estimated cost of construction- $75k/unit

Once permits are approved, we estimate the first model to be done in 2 months. As 4 homes are being constructed we project no more than 6 months...worst case scenario maybe 8 months.

How did you find this deal and how did you negotiate it?

All of our properties are in Buckeye. We are also utilizing the current office on site as our new headquarters.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Investment Info:

Are these “stick-built” on site?
**Yes, they will be on a foundation- “stick-build”. For now, project can begin at 513 E Centre.

**Once, a bigger lot is purchased. You can can multiply model and create community.

If so, estimated cost of construction.
$75k/unit

Utilities?
**We will be calling each company as need for the property to get any impact fees. (Will be provided with construction breakdown)

Time and cost of installation?

**Time: Once permits are approved, we estimate the first model to be done in 2 months. As 4 homes are being constructed we project no more than 6 months...worst case scenario maybe 8 months.

**Installation cost: There is no installation fee, because it’s build on-site. What we maybe have is city impact fee: during this whole process of waiting for estimates, we will call the city to get information as to what fees are part of the construction site.
