Hello BP! I am a new wholesaler in Atlanta Georgia. I have been marketing to absentee owners and came across a deal in St. Louis Missouri. I would like to know how to close such a transaction without looking at it in person. Maybe a co-wholesaler or some form of partnership? How would I get accurate comps?

@Mark Wood Thank you. I actually know a few realtors that work with Keller Williams. This was super helpful. I could not figure how I could add value to their business. I plan on really upping my marketing so I don't want to bombard any one realtor.

@Michael Grant Thanks for your response. I know its been a while but I did outsource my letters using yellow letters complete. I would like to test out your approach and mail the letters myself. I noticed you mentioned freedomsoft. Is this a company like listsource.com where they supply me with motivated sellers list or people with certain criteria to sell? and how much do you usually pay for postage when you send out those 120 letters? is that what the 80 dollars entails?

 Thank you for the advice Fitz. I know its been a while since you answered my post but last month a started my direct mail campaign. I have been getting calls for the last few weeks now and look forward to putting my first property under contract shortly. Direct Mail was definitely the way to go! thanks again boss

Hello BP family. I am Establishing my wholesaling business and want to add a realtor to my team.  I know there are ways to bypass realtors and find comps of my own but I would much rather leave this step to a professional for the most accurate results. However, I know nothing is free in this world. How would my business benefit a realtor? How can I use this to keep them on the team deal after deal?

I have a perspective seller who is an older gentleman who does not want to deal with the hassle of small cosmetic issues in his home. He is willing to discount the property because of this. In 2012 he listed the property for $450,000 but took it off the market and put in a tenant. The comps in the area range from 460-520 currently.  He also added in a new HVAC system and roof so there are no major structural issues. I want to figure out how to go about this deal and walk away with a win for the both of us. Will there even be enough profit margin for an end buyer?
