This is misleading. I agree with previous posters.... location location location. In a hot market there is value -- value that those who buy stocks could see. But in a down real estate there is still value, but value that stock brokers would balk at. Right now is a great example - supposedly real estate is in a "bubble" and it will tank soon. Foreclosures are at an all time high. For the RE investors this is great, and we can see the opps to make money. Stock brokers don't see that and couldn't find a decent contractor.

I would rather you google for clubs in your area. Biggerpro, I know you're a mod and all but you Investment Club Directory lacked my area completely and they are pretty active. ADD IT!

Just google your city/town/county/state and REI or REIA.

I'm sure I'll get some biased opinions on this.... Has anyone used the RealtorPromoter.com website creation service? Is it all that its cracked up to be? They offered me an $899 package for $30 a month. If you use the service pm me with you website so I can check it out.

Well I haven't gotten a chance to travel much lately but any camping spot with a nice fire, good company, good music, and some cold beers would be perfect. I've checked off most of the continental US, parts of W.Europe but haven't checked out any tropical climes.

On my list are central America and the Bahamas..... gotta sell some houses first!!

Hello all,
I wanted to know where this community stands on preforeclosures and how to go about acquiring one. One method I've read about is finding someone who is defaulting on their mortgage and sending them a letter offering to help. But how am I to find these people? I've looked at the registrar of deeds in my county (their website) but I can't search it the way I'd like (by looking for "notice of default" or "lis pendens."

Also there is the yahoo/realestate site which will have some properties but I'm never sure if the price listed is a second mortgage or what.

Any techniques for finding motivated sellers in default or divorcees looking to sell?

I don't think putting up fliers on a lamp post saying "we buy houses" is a viable business plan -- am I wrong?

A little background.... I got my start the beginning of this year with some conversations with a very successful friend of mine who has since become my mentor. He advised me to get the ball rolling which meant to start reading everything within grasp and go take the NC Real Estate Provisional Broker's class. After three months in the class I passed it as well as the NC RE Commission's test and now hold my license as a licensee under my mentor.

His firm is more on the investment side of things which I'll being getting into eventually. I'd like to build up some capital by doing deals for some investors that he's got lined up and some that I'll find. Once that capital is sufficient, I'll be taking some of these deals for myself to rehab/sell or rehab/rent.

I look forward to learning from all the gurus here and thanks in advance!!
