I am currently 18. I have my real estate license and I'm trying to decide what my best options are to invest myself I'm between wholesale and just buying a rental. Do any of you guys live near middle tn? I'd love to set up a meeting with other young investors!

Let's say I ran into some deals where I thought I could get a whole sale contract to help the sellers out and I am also a licensed real estate agent. Can I list these properties traditionally under my name as long as I disclose that it is a buy agent situation just to bring more attention to them? Also how would my commission work in this situation ?

Yes getting a co signer won't be a problem. If I bought the duplex how long would it take before I could qualify to get a second rental assuming I still had the cash?

Thank you guys for the input! And I want to up and leave but I have college paid for because of in state tuition and I have a very good relationship with my family so I'm not in any rush yet. I got a 500 dollar credit card I pay off every month. Would it be hard to get a construction loan right after I just got a mortgage on a property?

Tell me what you think my best move is in this situation. Young, ambitious and have many options! You are only 18, and for obvious reasons have lack of credit history. You have about 22,000 dollars to play with. Also you have your real estate license. I just became an agent about a month ago. I want to invest my money but I'm not sure the best option. I really want to try getting into a duplex since I live in a college town. What do you guys think is the best route?
