Post: Insulating 120 Year Old House

I currently owner occupy a 120 year old duplex in Minneapolis, MN that I purchased in August of 2020. Now that winter is here, I've had the unfortunate realization that the original windows are extremely drafty and let in all the cold Minnesota air. Most of the windows are large, double hung windows, and the issue is that the sliding portion of the windows don't shut all the way/leaves a gap.The frame around the windows are in pretty good shape. Does anyone have recomendations to remedy this? Any good window/door companies or insulation companies that can service this issue in the Minneapolis area? Are there options for repair/restoration or do I need to bite the bullet and install brand new windows?

I have recently acquired my first duplex on Park Ave adjacent to Lake Street where there is quite a bit of destruction from the recent riots in Minneapolis, Minnesota. Prior to to this, the four-bedroom unit had been renting for $2000 a month. I am wondering — is this price point is still attainable/realistic considering the state of the neighborhood following these events? Any advice and insight is greatly appreciated!

I am entering an entrepreneurship competition for school in which the winner is awarded $20,000 to jumpstart their business/idea. I am leaning towards presenting a plan for a self storage business, but I am in need of some help from someone who has some experience with storage.

How do you know if their is a need in the market or if the market is too saturated? What are the preferred sizes of storage units? What features of storage parks help generate customers? Promotional ideas? Any and all tips related to construction, financing, and management are welcome as well!

Hi, I am a Real Estate student looking  into investing in a new build single story duplex, triplex, or quad that would be marketed towards the elderly. There seems to be a discrepancy in the market with the amount of available single story housing options for those who might have a hard time geting around. Especially with the rising age of the baby boomers, I can see a growing need for accessible housing for the elderly wanting to downsize or diminish the effort of maintaining a single family home. Is anyone familiar with this type of rental property or have any insight of the senior housing market? Is this a financially feasible idea as a new build?

My name is Halle Hughes and I am a college student in Minnesota majoring in Real Estate. I have just completed my third year and will graduate next May. I currently have an internship position with a real estate development company with offices in the Twin Cities area as well Denver; I am open to relocate to either area. Post graduation I hope to remain with this company and purchase and reside in a multifamily unit to begin my investment portfolio. 

How large of a property is realistic to aim for as a recent college grad without much capital or credit history? Should I start with a duplex or could I jump into a small apartment building right away? I will not have any student loans and hope to have saved around $6000 cash by the time I graduate. What are some financing options that I could look into? I’m open to any and all recommendations as I begin my investment journey. Thanks!
