@Thomas Staub Thank you for your honest feedback. That is unfortunate as I am currently researching them and other turn key providers. Do you have experience or properties with other turn key providers as well? Are they also under performing?
Also, you mentioned all of your properties are under performing, how many properties do you have with them that are under performing?

@Bo Goebel You are absolutely correct I'm prior Navy, working government up here in the Nova area for a defense contractor. Yeah, I don't even waste my time looking for properties in this area, its a complete joke. I am investing solely out of state since it is so crazy here. I would love to chat, I've heard good things about properties in certain areas of Indiana if you know the area (obviously). I'll shoot you a PM
@Bob Prisco Thank you for the advice, I'll certainly have a look into the Cleveland markets as well. Like many have mentioned here, it seems to be half/half on opinions but I just don't want to have to sit around and wait for the market to correct to find deals if I don't have to. Hopefully I'm able to find some deals in the correct markets. Only time will tell.

@Dave Fagundes Outstanding advice and much appreciated. Several members have also mentioned these types of locations, I'll certainly start digging deeper to see if anything is there. I also like the mention of wanting to stay in the game but sometimes ya just have to sit back and wait for the market to change. Thank you!

@Darrell Bratton Thank you for that information. I am familiar with that area as I have family that used to live close to there. I'll give it a look.
@Greyson Lauderdale This is good to know and this is exactly what I assumed. As I mentioned, literally every listing that I personally have found anyway, has been garbage numbers with mediocre cash flow at best. As you stated, at this point in the upswing of the market, value add properties off market are probably the best bet, or simply waiting it out until prices are not so high.
@Nicole A. Interesting suggestion on getting a list of properties behind on taxes. I've never considered that. Valuable advice, thank you.
@Leon Li Yes indeed it is....indeed it is. I actually went back to looking at turn key properties yesterday just to see what was available. I was against turn keys initially, but after my latest property and its crap cash flow, any decent turn key would probably cash flow better as you have stated. Thanks for your input and if you have any suggestions on quality turnkey companies, please shoot some my way.
@Paul Merriwether Thank you for your advice! Yes we are definitely hoping for an appreciation play on the units due to some news that we were made aware of. Cash flow currently is complete and utter garbage, but I'll see what kind of value add we can do to the property.
