Investment Info:

Small multi-family (2-4 units) private money loan investment.

Purchase price: $490,000
Cash invested: $150,000

I bought a duplex in 2021 to generate passive income while renting it out. I currently have tenants on both sides and plan to build a second duplex in back of the property because the back yard is so big. I plan on renting these units out as well.

What made you interested in investing in this type of deal?

Passive income and generational wealth

Townhouse private money loan investment in Roseville.

Purchase price: $278
Cash invested: $60,000

This was my first home I purchased that I still live in. I've been here for 10 years. I worked really hard for years and saved up enough to buy a home for me and my son. I plan to buy a bigger home for us and rent this out eventually. Now my house is worth around almost 500k :)

What made you interested in investing in this type of deal?

I wanted to have a permanent home for me and my son. I didn't want to pay rent to someone, I wanted a home of my own

How did you find this deal and how did you negotiate it?

I found it through my real estate friend
