hello! austin is one of those pandemic markets that saw crazy growth. I think due to the rapid expansion during the pandemic that caused housing prices to skyrocket mixed with interest rates, no one is able to successfully do an LTR (unless you BRRRR but even then numbers are tight). It also has become a popular travel destination over the last 5 years or so, so there has been an increase in competition in the STR space as well.
Because of these reasons, I think the MTR strategy is doing very well in Austin right now. More secure and stable than an STR (also less competition) but you aren't in the red like you'd be with an LTR. 

What are your thoughts??

@Bonnie Low so our MTRs in Dallas are actually in a suburb west of Dallas called Irving. Currently, there are little to no STR restrictions in Irving. BUT, we have been MTR focused all along.

I am a former travel nurse so I feel like I have always had a heart for the traveling healthcare professional since I was one :) The MTR model fit well with our goals and values and it's done so well for us. 

I would be interested to hear from investors in areas like Arlington or Dallas proper where it has really locked down on STR regulations and hear how their transition to MTR has gone for them.

Hello! 

My husband and I own/manage a few LTRs and MTRs in Texas and we are thinking I might qualify for Real Estate Professional Status in 2024 with all the hours I put into our properties (and growing properties :)).

We have spoken to our CPA about requirements but I am feeling a little overwhelmed at how to log these hours in an efficient, accessible and manageable way. Does anyone have a spreadsheet they use that they wouldn't mind sharing? Or anything other suggestions on the best way to document these hours? I have found a few old forums with ideas but they are 4-5+ yr old, wondering if there might be anything new out there as well.
