@Josh Caldwell Copy all! You explained that very clear.

Just a couple follow on questions: 

1) It looks like your value proposition to the owner is the purchase price and management of the property, not cash flow? 

2) Are you targeting properties that are poorly run and not yet for sale? If you are targeting properties that are for sale, are you offering a higher purchase price than listed?

2) Are you making two payments: A payment to the owner to cover X dollars current owner is making? A second payment to owner as determined by the amortization purchase price?

3) Do you cover all expenses for owner (taxes, insurance, maintenance etc) during the term of ML? Lastly, how long is this term usually/how is the time line structured? MLO with a balloon after a predetermined time?

@Josh Caldwell Sir, I know this post is old, but I had a couple quick questions:

1) Do you not pay an initial down payment when you say you use rental increase as a down payment?

2) Can you explain how tying the option to an amortization table gives you credits toward paying down the mortgage? Credit with whom? The owner?

@Darrell Hardy Great info! Could you speak to the decision process between dealing with the added nuances of a 203K vs using another rehab option such as credit cards?
