Thanks so much you guys. Since the appliances are new, I will just rely on the manufacturer's warranty and not buy the extended warranty.

I just bought my first rental property and I've been pricing appliances. One thing I noticed is that many appliances offer an extended warranty that starts after the manufacturer's warranty expires. I never buy these when the appliances are for my home, but I do see how they could be beneficial for a rental property. I don't expect my tenants to intentionally break the appliances, but I know that they will not take care of them as if they had bought them. So my question is in the case of rental properties are the extended warranties worth buying? Specifically for a washer and dryer and kitchen appliances.

I live in a small college town and I'm interested in buying an investment property. However, there are a lot of large apartment complexes that cater to the college students and I'm sure that the rental market is very competitive. So I wonder if it is better to try and buy a property near the college and try to rent to students or if it would be better to buy property further away from the school and rent to families? Also when I buy a property what is a good way to determine how much to charge for rent?
