they are indeed little ATM machines Dawn. Heres an instant classic but we get them almost daily... A recent visit to a tenant (to drop off a letter stating they pay their rent on time plus reimburse us for the gas  - which they do) saw their adolescent pitbull get out, chase the neighbor kids and then chase myself up a fence.To avoid 'Badness' (not Goodness of course),  I cut up my hands a bit in the panicked fence scaling and watched Badness chase a 15 yr old into his house and the door shut with the dog inside. Thats not good. Some neighbors came out of woodwork with their pieces volunteering to take Badness out, but a friend of the family got him fr the house. Since then,  I believe he has been put rest - RIP Badness.  THat was about the 456th time I said we need to edit the strategy a bit.   What is a common yield on properties in the worst areas of AZ?

yes - exit strategy has not gotten much attention.  Currently we are satisfied with the returns on the portfolio and dont see that changing for some time.  We self manage mostly via text and can do that on any beach.  Separately,  looks like they are starting a platform that creates almost an exchange for sfr rentals (more so like a bond market)   myroofstock.com.   That could help portfolio liquidity.

Hello - apologies for terse intro and thanks for welcoming sentiments.  We buy mostly sfh in rough areas with most of 60% rents coming via government assistance. We fail sec 8 inspections for things like bullet holes in house and pitbulls are more common than goldfish. We are typically all in under 40k for property with 1100ish rent.
