Thanks for sharing your experience, Alice.  Totally agreed that the market has gone quite nuts in terms of bids in popular areas.  I recently put in an offer for a property in the Bay Area, only to found out there were 26 competing bids with several all-cash offers mixed in.  My philosophy has been it doesn't hurt to make an offer, and sooner or later you may get lucky with one, and that's all you need.

Hi all,

I'm under contract to purchase a Triplex in the East Bay, it's a short sale and the bank has approved the sale price.  The units are currently all rented out and this would be my first multi-family investment property.  What are some things I should watch out for before closing to make sure I've covered everything?  Besides inspections, tenant history, existing leases, would you recommend other things I should check to make sure?

Thanks for the welcome.  Yeah prices are quite insane at the moment, though looks like a lot of people are having success in this market still, so persistence and a little bit of luck will go a long way.

Hi all, newbie from San Francisco and I joined BP couple months ago.  I have a full time job but have been fascinated by real estate investment on the side since a while ago.

I've always had the feeling that real estate is the right thing to do because it feels good to not have to pay rent (primary residence) and/or have someone else pay your mortgage (rental property). In the past five years, though never really thought of real estate in the form of a true "investment" I've acquired two SFH's in San Francisco and South San Francisco (living in one, rented out the other), the appreciation on those have been pretty great to say the least.

I've gone through many podcasts and posts from this awesome BP community, while only scratching the surface I have a much clearer picture of how to concretely think about RE investing as a vehicle to generate wealth.  I'm looking to invest more in the Bay Area mainly for the appreciation potential (especially with the shortage of housing and the appeal of Silicon Valley both for jobs and location).  The only drawback is the insane high price points given current market condition, would love to hear how people in the area have been able to navigate through that.

Hello all, first time posting here on BP.  

I own a rental property and am managing it myself.  My tenants have been wonderful so far and I haven't had to spend much time on it, but when a service call does happen, I often find myself not knowing which service provider to connect with.  I've used someone on Yelp for a couple of appliance fixes and a family friend who helped with an electrical problem, those have been fine but there isn't a system in place to easily route problems to solutions.

My question is, for DIY landlords out there, how do you assemble a list of service providers when you first became a landlord (e.g. handyman, plumber, electrician, etc)?  Do you go off of referral?  Yelp?  What process has worked well for handling service requests?
