Hello, I have a townhouse as a rental property and I pay the HOA which includes water, snow, and landscaping, and tenants pay their monthly rental plus electricity and gas.

My HOA has a program called TAP(Tenant Administration Program), and they collect $100/year. Do you think the landlord should pay this or the tenants? Which would be fairer? I didn't mention this on the lease contract thought, but I still need your advice for future references.

I haven't even sent them the lease yet so no signed lease. It was text message communication. I asked them the date didn't work, and he also said he couldn't work it out either. He seemed firm at the moment and I didn't expect he'd come back compromising at all. 

Is there a law related to this type of issue?

I was just about to send the lease agreement to the applicant that I approved with a move-in date of May 1, then the next day he wouldn't be able to move in on May 1 due to the current contract binding. I said I'd stick to May 1 and hope he could work it out, but he asked me to consider for May 16 move-in. I just left the conversation and didn't mention I'd move on to another applicant at that time because I didn't want to lose him in case I didn't find anyone. So right after, I approved another applicant and I am about to send her out the lease agreement., however, he contacted me he'd make it on May 1 and ask me to send him the lease agreement. All happened so quickly within a day.

Any advice on how I could reject him?

Was I supposed to tell him that I'd move on to another applicant before I contact a new applicant?

Hello,

My tenant wants to renew another 6 months (not a year) after they lived in my place for one year, which brings the lease end date to be end of March. I wasn't sure if the timing is still ok for recruiting new tenants in March. Should I ask my tenant that only one year renewing is acceptable?

I recently put an offer to a new construction unit in the West Town area in Chicago and I am in a stage of negotiation. It is a three units building and the builder says the delivery will be in 30-45days. I put an offer to unit #2 (80% done), and the other units #3 and #1 are still under construction and aren't sold yet.

In this case, how does the lender appraise the unit? Does the lender need to appraise the whole building or the unit that I will buy? Does that make me get a bad mortgage rate? Would being a first buyer out of three-unit building be a bad idea?

Also, in case the tenants say that they are NOT PAYING in written form in an email which means without the mutual agreement, can I still charge the cost?

When I email my tenants about it, they were mad arguing I didn't mention at the walkthrough and they rather saved my time not asking me to take down old one and install a new one. They were firmed that they are not paying for the cost.

They mentioned that they took that down because it didn't fit at the walkthrough. I did not say ok with it but I didn't claim that either at the moment. Again, I'm a novice and this was my first-time walkthrough, and there were many things that I needed to check at the moment.

Can I still claim the issue later than a walkthrough before 30 days policy expires?

When I did a moving out walkthrough with my tenants, I've noticed that they took down the TV wall mount that I left when they moved in two years ago. They said it didn't fit their big TV so they installed a new one and they took it with them and left mine in the basement uninstalled. So the wall is empty now.   

I thought I can ask them that I need to deduct the cost of installation since my new tenants want their TV wall mounted. I checked the contract and it states in the section of "Alteration"-No antenna or other equipment (not specific TV mount though)

1. Is it the thing I could deduct from their deposit since they didn't ask permission to replace? 

2. I didn't bring that up at the walkthrough but can I still claim it since I have 30 days deposit return policy and they moved out on 8/28?

3. Can you give me advice on how I could access this issue briefly? Should I hire a professional TV mount installer and send them a quote?

They were my first tenants and I am still confused with what to ask or whatnot and how..Thank you so much for your input in advance.

Hi, I am receiving tenants applications for my rental property. One couple applied recently, and he is a truck driver with 680 credit score and his wife doesn't have credit since she is in a visa status with no SSN. Is the credit score 680 considered good? Should I go for it or not?

I know there's no certain answer for this game but it'd be appreciated if you could share your experience. Thank you!
