 Good Morning @Hadas Arazi, as for the Transactional Lending, your loan on a double close will be paid back right away, so don't worry about that.  The taxes come off of your profit/spread and might be withheld but won't have anything to do with the Transactional Lender. :)

I've funded many double closings for some friends that live in the UK and work here in the states.  I am not 100% clear on the process for taxes thereafter for them, I know enough but would rather someone more experienced to chime in if needed.

Hi,
I work in TN and GA, flipping vacant lands. Till now I did only direct mail, now I would like to start email (pull a list from propstream and skip trace the email address) 
but if I understand correctly I'm not allowed to use these email addresses without consent? is that correct? On the other hand, private emails are allowed, so I'm not sure what is considered as private email? if I'll send only 20 (for example) a day? If I change every email? If I won't email the same address twice?
Would appreciate any information!

Actually in the recent days we decided (I'm part of a small group) to change the strategy from buy and hold to fix and flip (ARV 150-200)

I though to focus on Eagledale and  Little Flower, do you recommend Garfield Park  and Christian Park for this strategy as well?

I am a new investor looking to purchase a property in Indianapolis for buy and hold at ARV under 150K.
My purpose in to narrow the search for a few relevant neighborhoods (approximately 3-5).
Would appreciate if you can share an opinion on the list below or suggest other locations that I should look at
Greenfield, Greenwood, Plainfield, Mapleton-Fall Creek, Beech Grove, Garfield Park, Brownsburg, Irvington, Eagledale, Lawrence, Little Flower.
