Are you bringing a portion of the money to the table or looking for 100% of purchase and repairs ?  I think that's going to be difficult for most that aren't true friends and family.

Once suggestion is to keep a close eye on it.  In my area they usually drop the price 10% per month.  You can see the history, so if you are not comfortable throwing in the extra $1000 then just keep checking it and be ready to put in a full price offer the day they drop it.

Interesting so "several discounts" sounds like the mystery piece.  2% isn't triple so curious where I can read more about these additional discounts.

Interested in Spartanburg, SC and Myrtle Beach Area.
I found some threads on bp about taxes being triple owner occupied and others saying it's 6% instead of 4%.  Can someone that actually knows set me straight ?

Hard to run numbers without such a critical piece.

Hasn't been in many many years. 15+ at least.
To make matters worse there are very few flights out of the reading airport either. Only boscovs sometimes charters to florid.  Waste of resources, it's a shame.

I want to follow this as I would assume (wouldn't have thought to ask) that the title would be clear because the bank owns it.  Any harm it posting what bank accepted an offer 1/2 the list price after 10 days?  That shocks me.

Congrats, still looking for my first deal.

Jason, also being local of the reading area, the ARV sticks out as being very aggressive. If you are talking about a property in the city, I would be even more skeptical of the ARV. That said, I would love to hear more details about your deal and wish you the best of luck.
