@John Levora  Will the tenants be paying all the utilities? You're already on the low end for what I would want to cash flow and a water or gas bill would really eat into that. Is there any way you could manage the property yourself to save an extra $630/yr

I agree with @Paul Ewing on the property taxes. Get those down, raise your rent 50 bucks a month, manage it yourself and it looks good.

1) Start a family

2) Pay off the rest of my wife's student loans by April

3) Purchase two multi family properties (one in the first half of the year and the other in the second half of the year)

4) Relax and spend more time with my family and my older relatives.

Last year one of my better tenants informed me that the girl living across the hall was constantly having guys over and she heard one of them mention an "ad". I googled her phone number and the search results all came back for ads for escorts that were posted in the previous few weeks. 

The next day I went over to the property and pulled up the ad on my phone to show her. She denied that it was her so I called the number listed in the ad (which was the number she gave me when she moved in) and her phone started ringing in the other room. All she asked was if I was going to call the police. I said I wasn't, but I was going to file an eviction on her. I was busy and unable to file it that week, but that weekend I went by the property to take care of a different issue and found that she had moved out. 

I never would have guessed that she was an escort. She was enrolled at a college here in town and always paid on time. On the bright side, at least the apartment was in immaculate condition when she moved out. I suppose you don't get a lot of repeat customers with a messy apartment.

Hi Everyone,

I discovered this wonderful site a few months ago when looking for some new forms for property management. I've been lurking ever since and have decided its finally time to join. 

I am an investor of 2-4 unit residential properties. I'm actually closing on my next property, a duplex, the day before Thanksgiving.  I'm excited to pick up another property and continue to grow and learn as it seems with each new building I learn a few new things.

I'm looking forward to learning quite a bit on here as there seems to be a lot of people with a lot of experience in the discussions I've read. Maybe I'll even be able to contribute and help someone out as well.
