@Andrew Feil When you say the price points are different in WB/S, I'm assuming you mean the rents will decrease.  Am I reading that right?

Hey everyone! Vague question alert! I'm a buy and hold guy in Philly, but I'm thinking about expanding up into Northeastern PA. Born there and very familiar with the area. Basically, I'm looking for anyone with experience in the area to give insight in what I could expect trying to fill places. I envision a multi-family and listing modest trim two bedrooms for $600. Looking at that area between Wilkes-Barre and Scranton, so I've been focusing on Avoca, Pittston, Moosic, etc. What's everyone's experience been? Hard to find tenants? Hard to find quality tenants? Unrealistic price point? Thanks a lot!

Hey everyone-  Long time lurker, first time poster.

(Hopefully) quick question:  I am looking to buy a pretty low-cost investment property in PA with cash.  My only real experience in buying a home was the standard 30-year mortgage on a primary residence route.  When buying in cash, what can I expect at closing?  I'm trying to budget out any additional costs beyond the property/repairs and see if this is a feasible option for me.  I'm figuring inspection, title fees, title insurance, etc. are going to come into play, but not sure what else may be waiting for me at settlement.
