My husband and myself are new to the real estate game alos. We are having a hard time finding investors due our credit also. Have you found anyone to bird dog for as of yet? We are in St. Louis and I have made lots of connections with investors. Problem is They do not or can not move as fast as needed when I find great deals on Pre-foreclosures. If you know of anyone that can move quickly on these please lets us know. We have a appointment next week with a new investor and we are hoping he will pan out. If so we will be looking for bird dogs. If you are in the st. louis area please let me know and we could possibly do some business.

Ok guys and girls, here is where we need your help. I don't know if anyone remembers the situation we stumbled upon but I will do a short recap.

My husband, Dan, works with a guy who's sister worked for Wren realty here in st. louis. Rob Wren (owner) offer us a nice deal. We find the houses, he buys the houses, we fix the houses (with Rob's money) and rob sells the houses. Splitting the profits down the middle. Basically he putts up all the money we put up all the time, energy, and sweat.

I have found numerous pre-foreclosure properties with good returns (at least 25,000.00) and he is not acting on them. I have spent 100's of hours finding these properties and dealing with the frantic homeowners. I have also spent a bunch of money sending out letters and getting the legal papers sent to my home so I may be the first to get the letters to these homeowners. I have also found a very good system to getting these homeowners to call me. If any one would like to here my system please feel free to ask. (as long as your not in the st. louis mo area) that is.

My husband and myself are very serious about this business. We have 7 children and are looking to provide them with a better life. And also a good education. I am a stay at home mother and had my real estate license and I am looking to get my brokers license so that when we have enough money we may do this on our own. We can not get a loan from the bank to do this on our own because of past credit problems.

Here is what we are looking for. Basically the same deal. We are even willing to sign a contract to make it legal if that is what it takes. My husband has access to lots of building supplies to reduce the cost of rehabbing and has lots of friends that are plumbers, elect., drywallers, tapers, landscapers, and also concrete guys. We have a very large network of people who are willing to help us to get this "business venture" going. And work for free, beer, or very cheap and will wait to get paid until closing. We need someone who is very serious, and will work quickly to get these properties. In Missouri the foreclosure process is VERY quick. It is only 20 days on non-judical foreclosures. So we have to work quick.

If you know of anyone that fits this bill please let me know. We are getting desprate and we feel as if we are banging our heads against the wall again.

Here is my problem. I can't find out anywhere who the mortgage company is. I do not want to have to pay a title company to looks up the properties that I have found. I am looking at pre foreclosures and do not know if any are worth it. But I am a cjeap skate and do not want to shell out the money for something I might be able to do myself. Does anyone have any suggestions?

We are looking at rehabing. I really do not want to landlord as of yet. We have already completely rehabed our home. So we have the experience and the mind set to do that. I'm just having a problem finding "step by step" how to's on finding the properties. I live in missouri and I have already started getting the local legal paper delivered. I wouls like to start with the pre forclosures but just don't know where to begin.

We own the home we live in now. We bought back in 2000. We used an agent. We would like to look int pre-foreclosure, foreclosure, REO's, that sort of thing. I am trying to find out everything I possible can. I have gotten a sub. to the COUNTIAN. That is the legal paper in our area. I have also started reading How to find Hidden Real Estate Bargins By: Robert Irwin.

My husband and my self are virgins at the real estate game. We have 7 children and are looking for a way to better our income and lifestyle for our children. We have a money backer ( if you would call it that). I guess I am looking for as much advise as I can get. I have started searching pre-foreclosures, and on the web for homes. I just need to know where to start.

My name is Crystal. My husband and myself are very interested in the real estate game. An invester contact my husband a couple of days ago because he would liek to work with my husband (Danny). Danny is a union laborer. He currently working in residental condos. Multimillion dollar condos. He fixes everything that is wrong with these units when the VERY rich homeowners move in. The invester found out about Danny and now wants to work with him.
He has proposed this: He will supply the funds IF we find the property, fix the property, and maintane (sp) the property until sale. He will do all the title research and so forth. I need some input on finding these properties.
10 years ago I had my real estate lic. Now I am a stay at home mom. I have lots of time to find properties, but, do not know where to start any more.
I guess what I am asking for is lots of advice and possibly a mentor! If you can help me out please reply.
