Mitch, I can also owner finance the property with 22k-25k down, and cashflow 600 or more because buyer will have to pay Taxes and insurance which come up to $375. So $906-$375 per month, my payment from owner finance person is 1300-1375 per month.

@Mitch thanks for evaluating my deal. The property owner has a 5% fixed rate. Owner mortgage payment is $906.00 including PITI. It will rent for 1275-1350 per month. I was attracted to this deal because owner agreed to allow me to takeover payment. Also this would made my first rental. Although the interest is a bit high, I will still cashflow. Should I?

Hello my name is Marcus. I'm a licensed state of texas realtor and investor. I have a seller who is about to go into foreclosure within 2 half weeks. Principal balance $107,000, amount due to get loan current $22,000. Based on my comps, property is worth $150,000. I'm currently marketing the property as a seller finance deal with 25-30k down payment. I'm not sure how to do a subject to, but need some help or advice on make this deal work. House will need cosmetic repairs such as carpet, interior paint, update bathrooms. Maybe 7-10k to get it ready to sell on MLS. But I don't want to sell it. I need rental income. Any advice?

Hello my name is Marcus. I bought and rehabbed a property and need to refinance out of hard money loan. Purchase price $33k rehab $20k ARV $100k. I have a positive cash flow of $550.00. I'm I able to refinance my investment property with a 585 credit score? My credit was 675 3 months ago until I got into financial issues with one of my rehabs. But now that rehab is about to be on MLS. I will appreciate any help . Thanks

Hello BiggerPockets, I normally wholesaler properties to investors in my area. However, I met with a seller today who was interested in owner financing a property, after I made an offer that she wasn't happy with. Here are the number ARV is 70k-75k....Estimate repair cost $20k-25k depending on rent ready or complete rehab... House is free and clear except for the huge $22,375 back taxes on property. My terms offer was something like this: I saw I could offer lump sum down payment, pay her a monthly payment, plus I would refinance property after rehab and pay her off. Now as I think about it, I'm not sure how I could make this a good deal for both parties. Seller is very motivated, I did show her the comps, so she knows my original offer to purchase straight out is 25k...Does anyone have any other creative ways I could make this deal SWEET
