good thought about the possible back fire... i will have to work it in a way to seem that we are just making sure the property management co is doing their job as opposed to being above them.

also... good idea about the incentive. i was thinking of something like sending $25 to starbucks or something when they returned the survey.

does anyone have ideas about the specific questions...

the ones i have already come up with relate to
-response time of property manager
-customer service skills of receptionists?
-quality of vendor repairs etc
-response time of vendors
-satisfaction with house/apartment

anybody have any ideas about other things i should address??

I have a few rental houses out of state that I have managed by property managers. They are not all managed by the same manager. I would like to do a end of the year survey of all the tenants satisfaction, etc. I have been looking online for a sample survey to get some ideas but cannot find any. Does anyone have a survey they use or know where to get one??

My buddy is in a situation that from my point of view is not looking to good.

He currently owes $370,000 with a 1st, and 2nd. The 2nd is a ARM that is about to adjust to make the payment close to $5000 which he will not be able to afford. He was in the process of refinancing, but when they did the appraisal, the value of the house has dropped significantly. It is only valued at $335,000. Which makes it impossible to refinance.

There is no one available to loan him the money to make up the difference.

Should he work a short sale with the bank and try to sell on open market? should he let the house go to foreclosure? Should he file bankruptcy?

Are there any other options for him. He is currently not late on any payments, but will be soon once the payments starting jumping.

apple all the way. so much faster, reliable, easier etc.

better value and they can run all the same programs without all the headaches.

i have a G5 tower and an ibook laptop for my wife. love both of them.

Im going to Honolulu for vaca in a couple weeks and wonder if anybody has a good recommendation for a investment real estate agent there. I figure I should not completely get out of the mind set when i go on vaca. I want to look at some vacation rentals and see if there is anything worth while.

check out ING direct mutual funds. They have a real estate specific fund that invests in REI companies and last year the return was something like 35%. Unheard of for most mutual funds.

i sent a request through your website... none of the properties you have there seem up my ally for now. looking more for something ready to rent.

do you have any contacts in your area that could facilitate finding me some properties??

Or are you an agent?? I would love to get into some armchair investing in an area with high cash flow potential.

I live in california and it is next to impossible to get anything to cash flow without having a huge down payment. What markets are the best to buy in where the cash flow is positive??

I would love to hear everyones input as to where they have the most success.
