Thank you for your responses. Since I'm an out of state investor, I hire a contractor, or a retired contractor, for all my works, that will watch the work has been done in a good quality and will send me pictures and a his opinion.

Hey guys,

I'm thinking about purchasing a property.

Numbers:

Selling price: $158,700

Rehab: $56,200

ARV: $320,000

According to comps and 3 realtors, the house should sell for $320,000. BUT there's a big major black mold problem! They all noticed me that as well as my contractor and said he can remove it.

So two questions:

1) Do you think because there was a mold history to the property would be a deal breaker to the buyers? Can it effect the price?

2) is every mold (or black mold) can be removed?

My concerns are that even if we are going to deal with it, and have a certification from a mold remediator, if the problem returned, I can find myself deal with a "mold is gold" lawyer.

What do you think?

@Manolo D. we were about to sign a contract but he just disappeared the other day... 

@Thomas S. He just disappeared, that was the problem...

Actually yesterday I called the office and they told me that he has an emergency but they can start the project immediately. I'll take him, also because I have very good referrals about him, but I was wondering if someone can recommend here about another one for a backup just in case because we are about to sign a contract tomorrow.

If he won't do that project, he can supervise that one and can take the next one (with good experience) we have lot of projects our goal is to have this year 10-15 projects.

Hi BP

Me and my partner are building a company and are focusing on Memphis. Flipping.

We have a problem: We purchased last week a house and already had a bid and everything on it.

Our contractor is amazing and very creative. We need that because this house is a little bit complicated by it's structure and you need to add some sqf, moving the the main entrance as well as the path etc...

The thing is - He has some personal issues (really bad issues) and can't work now. Since we work with investors we want to make this flip as fast as possible.

Can anyone here recommend about a good and experienced contractor that had some buy fix & sell before? It will really help us. Thank you!

- On agents/realtors/wholesalers.

- On management companies that you had good experienced with.

- On good zip codes/neighborhoods/areas.

@Haim Mamane Palman @Derrick Craig@Stephen Akindona@Curt Davis!! I really appreciate all of your help! To be honest it's really surprised me how fast the community here provides information, advises and the willing to help.

In any case, I  agree 100% with all of you guys, and that's exactly what I'm building now - a strong and good team that eager to work and have an investor (actually a group of investors)  for a LONG TERM, which I truly believe in. I know that the fall or rise will be effected from the foot on the ground.

I know as well, from friends of mine that also experienced Memphis and invested there, that you can find nice properties with a good cash flow in good neighborhoods. I'm aware that zip codes like 38141, 38128, are not the best zips, but I am also aware that you can find great 40-60K properties (don't have to be only turn keys) in areas of 70-80K with the right people.

what's your opinion about it?

Hey guys, my name is Guy, I'm an investor from Israel and started to invest here in the state after recognizing the potential and the recovery here.  I am focusing on Memphis, TN, which I've found as a very good market with a very good yield and potentials. (I had investments in my country but the market became expensive in a ridiculously way). My budget is aroumd 50-60k for the beginning and for now I'm focusing on Buy & hold deals.

Anyway, I need some advices and reccomendations from you:

- what do you think generally on Memphis as a market? (Potential, population, growth, number of foreclosures are available...)

- good areas/zip codes/neighborhoods to focus on?
