There are a few management crews in town that provide good levels of service depending on what your goals are. I'm an investor that runs and owns a property management and real estate company, so I operate with the investor's goals in mind. I agree with @Jens Nielsen though @Joshua Christensen is a good dude.

@Michelle Akazawa So the rental market is quite interesting at the moment. Supply is low, demand is high but rents have a ceiling. Like everyone here has said, things move fast and for more money than ever. What does that mean?

And, all levels of government and 501c3 orgs are giving out rent assistance. What does that mean?

Does that mean the stars are aligned for investment property purchases? đŸ€”

The realtor me says, “When can you get money this easily and inexpensively? Leverage that and use OPM to retire!”

Property Manager me says, “Carrrreeeeeeful.”

The short term me says, “Sell, sell, sell! Wait for a drop!”

The rational me says, “Get a good deal, leverage OPM, study what demographics are most impacted by Covie and avoid rental property that they would likely occupy. Real estate investing is never a guessing game.”

So, what’s that mean?

Develop a team of people like @Joshua Young who will hustle to provide value and work in your best interest. If you don’t give them business, refer them business. Be an awesome team member and your team members will take care of you 👍

@Kevin Hernandez I have two houses next door to one another in Old Town that the owner would be willing to put a deal together on. Likely would have to do a regular purchase on one house and the owner would do an owner finance on the other if someone was buying both. Not exactly a duplex but holds some of the same principle ideas and we do what we can in a crazy market!

Depending on your goals for the trip, there are lots of people here who are great resources. NMREIA is a good resource that meets on Wednesday evenings. You’ll be able to get a plethora of good and bad opinions there. :) Most important, Albuquerque is an amazing city to live and invest in. Our weather is amazing, the people are outstanding and the food is the best in the world. Not to mention that our market is remarkably stable, while being insanely strong. Beware... once you come to our big little city... you’ll never leave! 😊

Patrick has nailed it with this one regarding the owner unit part and the area. This area is not heavily multi-family like most of what you might see in the ABQ multi market. Obviously the price also reflects that too.
