Raise rent on the difficult ones to full market.  Let the others remain the same while you deal with those vacancies so you dont get overwhelmed them.  Continue to bring more units to market in manageable increments.  Obviously if you think some are worth keeping then figure out how much keeping them is worth it to you.

Anyone in the Minneapolis or st Paul area that has a good hvac company and a good plumber?  I'm struggling to find a company that's licensed in Minneapolis that sees the return on giving fair pricing.  

For example, we have a great electrician (company) that we gave over 30k of business to last year.  

I'm looking for an hvac company and a plumber that are willing to forgo charging me a crap ton that understand that I can toss them way more work than a regular homeowner.

I was also curious if anyone had used cliq so I thought I'd toss out our experience.  I got referred to cliq by my aunt and uncle.  They had a solid experience with them and reccomended them when we were searching for what to do in our kitchen at our personal house.  We didn't end up using them as my wife wanted a super modern look and we ended up going IKEA.  8 months later we are happy with our IKEA kitchen.  Besides assembling the boxes the rest of assembly was really pretty straight forward.  The rail system on the wall makes a lot of sense for hanging them.  

Anyways, we ended up doing a cliq cabinet in a duplex of ours.  The process was smooth for ordering and they seem to be good quality cabinets.  Plywood boxes, nicely dovetailed drawers etc.  

Today we just placed our 2nd order with cliq and are using them for the lower unit of our duplex.  I couldn't figure out how to snag the picture my wife uploaded to Instagram but here is the link to our 1st cliq kitchen

Can sound channel handle doubled up 5/8ths? Our ceiling height is over 9' luckily so I'm not concerned about the height. I'm trying to tag some of the contributors but the app isn't running so smoothly on my phone.

The upper unit has freshly refinished old growth maple floors. Carpet is not an option in the price bracket of rental. Anyone have any experience with resiliant sound channel?

@Joe Splitrock I agree that people have been living with it, but what I'm looking for is methods that others have used to successfully mitigate sound.

We have an up down early 1900s duplex that we are remodeling the lower unit (all new wiring. new kitchen, new bathroom etc.) We are looking into how to reduce the sound transmission between floors. The ceiling had been furred down with 1x3s had a 12x12 ceiling tile installed over it. We tore down the ceiling tile already and are trying to decide the best path going forward. What we are considering is having cellulose blown into the ceiling by drilling holes into the current lath and plaster ceiling and then possibly using resilient channel and attaching perpandicular to the furring strips. Anyone have any experience with this type of work? Anything you have tried that worked or didn't work well?

Hey Andrew,

Fellow Minneapolis investor here.  Keep in mind it isn't just the single family market that is currently hot.  The entire market is hot and extremely competitive.  

Depending on where you are looking it will probably be tough to completely cover your piti with one unit.  You might come close I'd it's a large unit and a small unit and you're willing to live in the smaller unit.  There are a lot of properties on the market (that are selling quickly) that the numbers don't make a ton of sense.  Just be careful and go in eyes wide open and run your numbers.
