I need a lender that can do 10% down max 15 % on 1.3 million  for warehouse space and 7 acres of land the owner is willing to owner finance 300k and I have about 100k to put down my credit score is above 730 and I have a corporation that gross over 1 million but didn’t makes that much profits 

As a beginner investor, what should be the focus?

I have 100k cash to invest

First rentals? With dscr option

Flip?

I own 4 furniture stores and only own one of the buildings should I focus on buying a building to move one of them to my own building?

I meet with two Attorney's paid them their expensive fee and they told me different answers

and investor told me that lease to own was better.

my CPA told me to consult my attorney??  

The scenario is this I have One of my best  employees that needs a house he has cash to put down but not credit and  criminal record too, I want to help him get the property he wants what will be the best way 

i don't want to use my credit and i don't want this property to hold me back from buying more properties so I was thinking get a DSCR loan and just charge him 2 or 3% more interest of what the bank will charge any advise?
