Hello,

I am wanting to start taking on some co-hosting duties from a select few hosts in the Illinois area (DuPage, Lake, & Will County a plus!). I currently own and operate my own listings but I want to start scaling my operation. 

I am an Airbnb Superhost with listings in the top 10% and top 5%. I am now going to start taking on some co-hosting listings in the Illinois area as I transition to doing this full-time. I take my work very seriously and am a little more hands-on than the average co-host. If you have a listing that has been underperforming or you just want to take the load off from running your listing/s, shoot me a DM! 

I do require that the listing be in Illinois and of driving distance from me because I take great pride in my work and I will want to be able to physically check on the listings in-person to make sure everything looks good and that the work that needs to be done (cleanings, maintenance, lawn work, etc.) is actually being done to my standards (More work on my end but a huge benefit to you!).

(Edit: I am open to co-hosting on out of state listings as well if we can work something out and if it makes sense.)

I am looking at a multi-family property in Lockport, IL. It is a 4 unit (three- 1b/1b & one studio). They pay their own electric and water is well (unincorporated area). Heating would be paid for by myself. The landlord said he pays about $175 for all units per month on average, but I'm not so sure he's being totally honest. If anyone has rentals out there can you please let me know what you pay for heat? Thank you in advance!

My wife and I are in the process of purchasing our first multi-unit property, but there is an addendum to the contract that sounds a little unusual. It says seller will not provide a bill of sale and will only provide a special warranty deed. The seller also mandated the title company that we use and states that we will be responsible for all title fees (transfer tax, insurance...).

Is this normal? Or does it sound unusual? From what we're reading, it sounds like there could be title issues from a previous owner? What do you guys think?

My wife and I are interested in a multi-family property in Lyons, IL. We have seen the property with our agent and it looks like a great investment. My question is, do you work with clients on an FHA 203k loan?
