Greetings Everyone, I'm looking to get bids on my first solo flip in Orange California. I have been getting crazy numbers from contractors and I understand California isn't cheap, but I was hoping to get advice on how to find someone that's reasonable and dependable.

Is this for the whole set, architectural, structural and title 24. The basic construction drawings and not the specific structural plan. If you are talking about about the whole program, 4-5k is what it should be on the low side. Average should be about 7-9k. A name plate architectural set can run you up to 12k.
