I have held my properties for 6 months, but I am now being told seasoning has been extended to 12 months for non owner occupied investment cash out refi.
Does anyone know any lenders still asking for 6 month seasoning.
Properties are in Ohio.

I just created an LLC for a couple of SFHs. The lawyer strongly suggested I hold no more than two properties in each LLC. Sounds like a lot of LLC fees to me. I know I can do them myself much cheaper, but I'd like to know if his advice is overkill.

In 97 Asia experienced its crash and a $95 Billion Bailout by the IMF which spoke strongly against nationalization and Govt. intervention in the free markets. They followed with austerity measures that many say today worsened the situation.

Those same countries find it ironic that we are reacting with the same panic they did just 10 years ago. Although they are not laughing, because a dip in the US economy will cause a tsunami in theirs.

The treasury guarantee plan for money market mutual funds guarantees any funds deposited prior to Sep 19th. Unlike FDIC insurance there is no limit on the amount covered. However this guarantee is expected only to last for one year.

If you are asking about a commercial auction such as REDC you only need to bring a cashiers check made out to you for $5k. Many properties can be financed on the spot but many winning bids fall through and may have been better served if they were preapproved by the onsite lender before the auction.
