Bought this home back in April. There's a tenant living in it and he's been there for 3years. The home is in pretty good condition interior and exterior. I was thinking I would reinvest some of the rental income to make some minor repairs/maintenance around the home. This is a long distance investment, and the quote is from a handyman. He was referred to me by a trusted local contact and also has good reviews online. 

-Gutters cleaning: $350 

-fix broken downspout: $300 

-fix loose siding: $250 

-carbon monoxide detector: $125

-bath silicone: $100 

-deck boards: 3-4 are bad need to be replaced 

What does everyone think. Is this a fair price? 

edit: home is a 900sq ft rancher

The PM I was working with sold the company to a different PM. The service since the transition has been less than satisfactory. Looking to explore other options, would love to here how everyone's experience on the forum has been with their selected PMs.

@Richard Capers Jr thank for the suggestion. Taking it from the security deposit is a good idea incase he doesn't pay.

@Matt Devincenzo 3 days grace and they paid on the 8th. Previously he has paid by the 3rd and I would let it go. This new PM seems to have everything automated. They told me next months rent would not be accepted by the system without the addition of the late fee. 

@Kenny Smith I agree with you, I'm having to call this new PM too frequently for minor things. Thanks Kenny I have already started looking for others! 

@Michael Smythe They called left a voicemail haven't heard back, will call back again. Next month the rent would not be accepted unless it includes the late fee.

Hey everyone. I purchased this property in APRIL this year. It's my first long distance investment and so far it has been going well. Tenant paid on time until July, but then my property management company was sold to another company which so far has been okay. He paid a couple days late with the transition but the company waived all late fees for the first month due to this transition. This month now he paid 5 days late. So I called and told them we enforce the contract or else what is the point of the contract. They contact the tenant, could not reach him, left a voicemail. I called just now and they said they will try to call again, if he doesn't pay the late fee next month the rent wont be accepted. 

Is there anything more I can do?

 @Kevin Sobilo This sounds like it could be a great alternative that I wasn't aware of. Thanks for the suggestion. I'll get in contact with someone who specializes in sewer lines.

I just recently purchased in the US using all cash. My plan is to get pdelayed financing. I have some insight on this as recently Iv contacted quite a few lenders. RBC has some of the best terms but doesn't offer 30y fixed and will only lend on a certain amount of properties.(I think 3 max) They are also very tough to work with, lots of hoops to jump through. But if you can get approved by them they are a great option. I was denied due to my income being too low. BMO lends to investors but requires 50% down last I checked. TD will lend on the east cost but I dont have much info on them. There are some HML that have competitive terms with RBC and are 30y fixed but at this moment I don't think you'll get under 7% interest. Depending on where your investing, sometimes local lenders will offer foreign nation loans. Other may be able to offer some more info. Goodluck!

I bought a long-distance SFH recently where the main sewer line(clay) had some signs of root penetration. It had been cleaned right before being listed on the market. The sewer scope showed some roots but overall looks pretty good. I read on the forum getting the tenant to run a root killer every 6months can help maintain the line. I brought this up to my contractor who works for my property manager and he believes that when clay tiles have been penetrated by roots it usually means the line will need to be jetted at least once a year. And did not think that running a root killer would help the situation. Is this something I should push for? Or is he right that it would just be a waste of time/effort.

I just closed on my very first property today. The title company received funds and told me everything is done, and I would receive the deed via mail in 6 weeks. Is there anything else I should request at this point, or just wait for the deed? It would be nice to have something to show the property is in my name and the title was cleared.
