It's an investment property for tenants. 

I have a 760+ credit score, no bankruptcy or any other red flags. This will be my first commercial property though.

Hello everyone,

I have not been able to find any relevant information regarding this topic, Is self-storage considered active or passive income from a tax perspective? Importantly, if you can show material participation, can you offset real estate losses for your other active W2/1099 income?

Any guidance on this topic will be immensely helpful.

Hello BP family.

I hope everyone had a great new year!


I found approximately 5 acres of land in a town close to me, The price is reasonable and I looked on the county site for wetland boundaries, it seems there is a habitat/wetland area in the parcel next to the one I am interested in. The boundary of the habitat is right at the edge of the land and the main road in front of the parcel I am interested in. After looking at the numbers, I will offer a lower price but other than getting a wetland survey done, anything else I should be aware of? I have read horror stories of other people with wetland designation and would love to avoid all that trouble.

Quick question- After you had the STR for 5-10 years and want to sell it now, can you just roll 1031, all the capital appreciation, and the bonus depreciation (claimed early on) into the next property and keep rolling the tax bill down the time lane?

I don't have any commercial real estate experience. I am a physician and changed from W2 to 1099 last year and now I have more flexibility in my time and money. I plan to enter self-storage and flex industrial space to generate passive income. Happy and eager to seek mentorship and guidance along my journey and also willing to compensate a mentor for their time. 

Maybe this year, I will do STR to get a tax break and next year re-focus on commercial space with more capital. Thanks

I agree that 200K limits options, learning that I need a 30% downpayment and most traditional commercial loans are 15-20 years. I guess, I will wait another year and try in 2025 when I get closer to a million to invest.

I am in the Pacific Northwest region, is it possible to find any commercial property with this capital or should I try to go with a partner? I am a newbie looking to buy commercial real estate to generate passive income in the next 5-7 years. Thanks
