Hello BP, could you guys refer me to a good real estate attorney in Northern California (Bay Area or Sonoma County would be ideal). I need to get a contract looked over. Someone whose prices are reasonable would also be a plus.

@Brandon Diaz Thanks for taking the time to write that out. I am definitely not going into this blind. I want to know every step clearly as possible and then some before I take any action. Again thanks for your help got some great tips from it.

Hello BP, can anyone walk me through the process of "subject to" financing for a rehabber? What would I need to do after the seller agrees to go this route? Also, what documents do I need and where could I gather them?

@Jay Hinrichs What would I need to say to a lender in a sub2? Am I just letting them know that the house is being deeded to me? Also, where could I get a deed sample for California or can the title company draw this up for the deal? Thank you in advance for your help.

Hi guys, I'm a new investor and this is my first post. I have a question about auctions. Is it possible to discuss a short sale with a lender after the property has been listed in the auction?
