Are those the current tax numbers? With a new purchase taxes can increase substantially.

That location in Maitland is the the corporate office of the local franchisee. I would suggest moving it to a restaurant. I'm fairly certain the doors will be locked on Saturday.

You many need windstorm insurance. That can quickly negate any potential cash flow. Talk to lender to see if they require it.
You're assuming you're going to be able to pull out 80% of your equity which is very unlikely, especially with a condo. I imagine the bank is only going to offer you 65-70%.
I know a lot of developers (successful ones) that act as a GP and put NO money into the LP? You may ask why? Well, when you personally guarantee the construction loan you quickly realize their interests are aligned. I'm not talking about a 500k construction loan either! More like 5MM-20MM!

Please do not attempt any sort of analysis on public traded REIT. Especially using the 50% rule. Lol

You don't need a S. FL lease just because you're in S. FL. A Florida lease will do you just fine.

At 10% down you will not be able to obtain financing unless it's a HML.
