BTW - can a clause to sell before escrow be something as simple as 'sale dependent on third party financing' ??

Thank you so much, this is what I was looking for. Can you clarify the "seller - me = option contract", would I actually make a normal offer as if I were buying it to hold? Also, what is involved in 'selling' a contract?

Am I naive to think that I could get the property under contract and get the buyer prequal'd for a specific amount with a regular lender? I know that there are a few 'hard money' lenders that allow 100% for a specified fee for really fast turnarounds (1-5 days), would that work?

If I got it under contract and tried to 'assign it' to her can the seller just back out and say they want to deal directly with the buyer? To do this would I have to do something other than a normal offer on the place?

I have a buyer that wishes me to find her a home. She as seen my rentals and knows that I can find good deals. She has good credit and is a very reliable person. I am wanting to pick up a foreclosure for 80% of asking price and resell it to her for the asking price (pocketing the difference of course), however, I am not sure of the best, cleanest and most efficient way of doing this. Should I borrow using hard money, should I just get the home under contract and somehow sell it to her without really buying it myself??? Can anyone help, I desperately want to get my first non-rental deal done successfully.

I have two rental properties that I feel may be better positioned in an LLC (rather than my personal holdings) - can anyone clarify that with me and also give me a quick low-down on how to move them into the LLC (would I have to refinance?). THANKS!!
