Post: 35% Rule in the Bay Area

Hi there,

Does the 35% rule for calculating flipping profit, holding costs, etc apply to the Bay Area? Houses here range from 700k - 2 million. I feel like this is a very hard task to come by in this kind of market, but then again I'm a newbie. Any thoughts?

I'm new to the real estate business, I haven't done any deals yet other than purchasing my condo that I plan to rent out in the future. I was thinking of going to real estate meetup groups and start networking in the Bay Area, California but I had a few questions.

Should I make business cards before I go to these meetups?

Should I come up with a company name or just put my first and last name?

What do you guys suggest for someone starting out trying to network?

@Alex Capozzolo @Isaac Thom I talked to my lender when I was about 7 months in and they said I needed to wait a year before refinancing otherwise they would use the selling price as the current appraisal. Any thoughts?

Hey Guys and Gals, I'm new to the Biggerpockets community. just want to say that I live in Union City located close to San Francisco in the Bay Area. I recently just bought my first condo about 8 months ago for 368k. It's a 2 bed 1 bath and it's my primary residence. I've remodeled the kitchen and put all new flooring in the entire place. My longterm plan is to wait a little bit to build up equity and pull some cash out to put that as a down on another place and rent this out for about $2,500 in my market. I'd love to do this sooner rather than later but I haven't the slightest clue. Any suggestions? Oh yeah my name is Guido Bertoli. I've never done a real estate deal other than my condo. I'm super excited to get started though.
