For example, my cousin, my mother, and a good friend want to get into real estate. Assuming we do conventional type loans, will I have any problem submitting my info to banks with 3 different people, all looking to make sepereate transactions. Does that make sense?

So my lawyer is saying that he has tracking and that he can prove it was sent. He's also saying that a sheriff will also hand deliver the notice and complaint? I'm assuming that's if we have to go to court.

I also found some articles that say if the tenant doesn't pick up the certified mail it is still deemed served. Your thoughts.

PS: the tenant has been asking what the USPS notice is about, we all just saw we don't know

Like I said before, I hired an attorney. I asked him the same question I asked in my header. I'm just waiting for him to get back to me.  

Just wanted to see what you guys think or maybe if you had a unique solution for me

Hi Guichard,

Don't try a DYI eviction then. 

Google "eviction attorney" and the city the apartment is in, and make a few calls to get some prices (you can always ask if they take credit cards if you don't have the liquid cash at the time).

Let the authorities handle any "trouble makers" if needed (that's their job).

I have an attorney that's knows my area Im working with but you know hes not on call 24/7 so just making a few ways on my own.

Just as the title says, I have a tenant I want to evict. 

I contacted a lawyer and he sent out a notice to quit via first class mail(?). 

The letter got here but the tenant never received it and the mailman left a notice which I placed on the tenant's door. 

This tenant is a trouble maker so I doubt he'll go to the post office to receive the letter. What are my options if he doesn't? 

Do I have to start over and send it via a different priority mail that the mailman can scan without the recipient's signature? 

 I'm waiting for my lawyer to reply but in the meantime could you guys give me your advice? 

Also, I'm not the brightest bulb in the light fixture so can you explain this to me like I'm 5 lol.

It seems in my search for the properties information, I've realized that title companies in my market (NJ) are not to friendly to wholesalers. 

Do you know of any title companies or attorneys that are friendly and will help me close wholesale deals? Thank you.

 You're not wrong my friend. you're not wrong. I'm sure a conversation with a title company will tell me all I need to know. But real estate is going to be a part of my life for the rest of my life ive decided. so this quest although fruitless is "in my lane" so to speak. so ill take what i can get from it and move on.

Yes I agree  the due diligence will suck but I know that it will make me a smarter realestate investor so I'm going to go through this thread over and over again and contact the bank the city a title company follow up with the seller and do what I have to do.
