Chalk this up to my curiosity but maybe someone can help me understand some parts of probate in texas. I’ve been researching to better equip myself so I can help potiential sellers but I’m really confused lol. Let’s say inthe future after a long loving marriage with lots of kids and what not, I pass away without a will or anything like that😢. If I had debt, is my now family responsible for that debt? Does my debt have to be paid first and whatever is left over is then passed on to my family ?  What if I had property prior to my marriage and unfortunately I died as the sole owner on the deed. Will my family be entitled to my estate ?

@Bruce Lynn  I’m going to keep trying to get this house under contact. I never even thought of a tax lien loan to as a way to buy time and protect myself just in case. Thanks for helping me clear that up

BP Dfw Community I have a question, once properties are listed for sale/auction by the county, does that disqualify my ability to make a deal happen with a motivated seller ? Or up until the actual sale am I still able to make something happen? Tarrant county in particular. Any information is a big help ! Thks

How would I go about obtaining a FHA Loan as a college student with little to know credit. Would anyone have any ideas I can gain credit without breaking bank or suggestions ???!!

Okay, so after a couple months of research, learning I've decided that I'm going to get a couple of wholesale deals done to finance the 3.5% I need for an FHA loan. I'm planning on buying a duplex living in one half and renting out the other so I can remove rent from my living expenses. As of now I've sent out about 300 direct mail letters, and I've gotten a couple of calls coming in. For the investors that use direct mail, how can I track the leads my letters bring so I can improve my rate of deals closed (working on getting my first wholesale deal done this month). How can I improve my negotiation skills when discussing what I can pay for a property? And finally thinking ahead besides the 50% rule which I am learning about, what else do I need to take into account when looking for a good multifamily investment? Any advice at all is appreciated and VERY MUCH needed !
