Post: Income Criteria for Multiple Occupants

Seem like a silly question but I'm renting out my first rental in the Bronx. For applicants with multiple adult occupants, do you take the combined income for everyone into your income criteria? For example if rent is $2,500, you would expect total gross income of 7,500/month if my criteria is 3x income?

Additionally, do you all generally use a smaller income criteria if the rent is inclusive of utilities? I own a multi-family house that was converted from a single family, therefore, there is only one gas meter. It may be easier to include utilities in the rent.

@Brian Van Pelt Unfortunately my lease only restricts overnight guests limited to 3 consecutive nights and no language about keys (lesson learned). I did write "Limit 2 people" at the top next to the tenant names.

My family rents out the 3rd floor of our house to support our mortgage and we had a new tenant move in this month. Since they have moved in they had a friend come by almost every single day. Generally I would not mind guests coming over once in a while but I was not expecting this friend to be over so frequently, especially when our state (Connecticut) is under a Stay at Home Order. I had a clause in my lease that says overnight guests are limited to 3 consecutive nights, however this person doesn't stay for the night, but is always here. Plus, he has a key!

I'm not experienced in renting so I would appreciate any advice on what rights I have as a landlord. I know laws tend to favor the tenant.
