I used to vacation in Destin quite regularly about 5-7 years ago. It has since gained massive popularity among travelers & in turn has gained a lot of STR. Sure the popular/successful STR in Destin market are killing it but I'd be sure to do lots of research & look at the "average" STR there not just the top ones. You'll certainly need to find something unique or a way to standout amongst the number of STR there now.

I'd start with Airdna or another similar software to gain some insight into how similar properties to the ones you're looking at are doing. Chances are you'll have some comps in the same condo building or subdivision depending on which route you're taking.

Thanks Josh! I hope I could identify some markets that are low right now and boom in the near future, but it's not an easy thing, especially for a terrified first-time investor like me LOL. I use AirDNA free version right now, do you think it's worth to purchase the annual membership?

I personally think it is worth it. Mind you, I have been using it for quite some time since before their changes so have a grandfathered cheaper rate. I use it on a regular basis to scout markets that we are interested in. One thing I will say, some of the information isn't quite correct so you have to take it with a grain of salt. I recently got into a market that a good friend of mine was already in. His property was showing nearly 20% greater revenue than what he was actually doing. So certainly be cautious & do more research than just AirDNA.

Don't be scared to ask questions & do NOT rush into anything until you're 100%. Good luck with your search.

Thank you for your advice! I did find that the revenue data those Websites calculated seems to be a little more aggressive and I will use it wisely :)

Both Destin, FL, and the Smoky Mountains are popular short-term rental markets, each with distinct advantages. A key to success, regardless of location, is making your property stand out in a competitive market. Airdna is a fantastic tool to analyze local supply, demand, and pricing trends for STRs.

In my experience, unique features drive bookings and reviews. For example, my property near Disney World has themed kids' rooms and a commercial-grade arcade, which have been huge in attracting families and repeat guests. Think about what features could set your property apart in these markets—whether it’s a game room, themed decor, or stunning outdoor spaces.

thanks Kyle, the information is helpful:) appreciated.

I don’t have experience in either market, but be careful with markets that are already booming or at their peak. Not saying either is at their peak, but spend some time analyzing deals in both markets to see what you think for yourself.

Thanks for your feedback and yes, actually that's my concerns as well. As I am keep doing my research, I feel like I need a balance between the market maturity V.S. the market saturation, and that's not easy.

Hello All,

I am very new to house investing and just recently make up my mind to seriously looking into STRs.

I have been thinking about Great Smoky Mountain, TN area or Destin FL area. Or could do both if both locations turn out to be greats.

any recommendations between the two areas, or any other booming market that I should search about?

thanks!
