Thanks Ali, We already spoke months before via email through your personal website not sure if you remember I've just been reading the forums and listening to the podcasts and now I am really trying to be more active in my search for rental property. I am structural designer for an aerospace company based here in SD. I was interested in the Memphis, TN ,area in Texas probably more the Houston area. I am looking for turnkey properties as my goal is to increase my passive income.

Just joined and a long time listener to the BP podcast. I am located in San Diego, CA. And I am contract aerospace engineer. My goals are to slowly replace my active income with passive income and I am wanting to invest out of state since the numbers seem to work better. I currently own two rentals here in Southern California but am looking in Texas maybe Tennessee. Just wanted to introduce myself and looking forward to learning as I consider myself still quite a noob!! Jay
