Thanks much Jon. I'm able to get 5.25% interest rate.

Based on that rate

NOI - $1837.50
Debt service - $1822.28
Cash flow - $15.22 barely making some cash flow.

Do you think, I can get tax deduction & depreciation which may add some more cash flow. BTW, my AGI is 150K+ and tax filed jointly with my wife. My wife is a house maker.

This property is in good location in San Francisco, may appreciate down the lane.

My goal is cash flow long term

Sale price - 440K
Rent - $3675/Month
Down payment - 110K
Loan - 330K at 5.5% rate
Location - San Francisco
