We have turnkey properties available for sale under the Inventory section of http://gslowinvestments.com/  These units are perfect for an "armchair investor" who wants to earn passive monthly income.  I just updated the listings, as we have a few new tenants in some homes.  If you click on the pro forma button, you can view all of the financial details.  Our in-house property management team selects the renters and maintains the properties.

The most important thing is to have boots on the ground.  If you're wanting to invest out of state, make a relationship with someone who can at least take a look at the property for you.  Whether that's family or a business that you're working with, it is hugely beneficial to partner with someone who has local area knowledge and can lend insight to your decisions.

What's nice is that you don't have to stick with just one ad.  You can split your budget among multiple ads in the beginning and measure what gives you the best results.  Once the prospective client clicks through, it's up to you to close them.  Some people pay $5 per lead and other $50 per lead.  There isn't a way to determine beforehand which will pay off.  That's why you need an integrated marketing plan so clients are being directed through the marketing funnel and are being given the information they're looking for throughout the process.

Adwords, Bing Ads, Facebook, & LinkedIn.  They all "work" but, like @Ben G. and @Wendell De Guzman said, it's all a matter of risk vs reward.  

PPC advertising can be really beneficial in some businesses and if you decide to pursue it you should spend some serious time in crafting your copy and photos and even more time selecting the right keywords.  I recommend picking lots and lots of keywords to both cast a wider net and because you can get some clicks from lesser used (and cheaper) keywords that might pay off.  Facebook is a bit more specific depending on the advertising type you're wanting to use.  There are market segments that target people who like real estate investing or people who are going to be moving soon, for instance.  You might find some luck with those.

There are keyword tools in Adwords that will give you estimates on clicks, impressions, CTR, etc.  You can specify your daily budget or just select what would work best based on the data.

What an interesting idea.  I'm not sure how many properties you're doing currently but it seems like this would take an awful lot of time.  Are you just finding public information or are you actually introducing yourself to the neighbors?  What benefit do you see coming from this?  Granted, it's a nice thing to do but, to play devil's advocate, would it be worth the opportunity cost?

Just updated the website and reduced prices on properties and labeled the units that have new renters in them.  These units already have positive monthly cash flow with renters and property management in place.  Our construction team has rehabbed each unit and city permits have been pulled for all work.

 We have an in-house acquisitions team that finds properties and has a qualification process they go through.  We do Google street views and have staff drive around the neighborhood to make sure it's safe and looks good.  We run comparative market analyses on each property as well.  As I'm sure you know, the south side of Chicago has a lot of really nice areas and we focus on those.

We also have a full service property management team that advertises the units and finds tenants.  A lot of them are at Section 8 rates which we've found works really well, as it's guaranteed rent from the gov't and they usually stay in the units for several years.
